The Gas Safety [Installation and Use] Regulations [GSIUR] place duties on landlords and their agents- in 'relevent premises', to ensure that all gas installation pipework and gas appliances owned by them are maintained in a safe condition. This duty was placed on landlords/managing agents to protect tenants from suffering due to faulty or poorly maintained gas appliances.
'Relevent premises' include;
- residential premises owned by private landlords, local authorities, housing
associations and colleges.
- rooms let in bed-sit accommodation including bed and breakfast accommodation.
- rented holiday accommodation.
Landlords/ Managing agents must ensure that installation pipework, appliances and where applicable, their chimneys, are checked for safety - at intervals of not more than 12 months.
